Based at Chorley office you would be dealing with all aspects of post completion on conveyancing sale, purchase, remortgage and transfer of equity files.
Preparing and submitting AP1 applications both registered and unregistered, via Infotrack and updating LMS/Lender Exchange with the completed application.
Serving notice of transfer on freeholders and management companies.
Applying for any compliance certificates required from the Management Company.
Keeping LMS/Lender Exchange updated as and when required
Dealing with requisitions as and when received and liaising with the file handler in case of difficulties.
Ensuring that OS1/2 searches are kept up to date and renewing these as appropriate
Uploading the completed registration on the LMS/LE system and sending out to the client and the lender.
Feeding back to the supervisor if files are not properly presented to the team for registration with all necessary information to enable registration to be applied for.
Feeding back to the Head of Residential Conveyancing if there are major issues on any files.
Dealing with ledger balances and making sure the ledger is clear and once clear closing the file.
Liaising with the file handler if any doubt about the balance on the ledger either positive or negative.
Asking for the file to be archived and boxing up ready to be taken to storage.
This role is full time, salary negotiable depending on experience.
We have a vacancy in our Conveyancing Team at our Poulton office.
We are looking for an experience Conveyancer with at least 2 years PQE who can manage a diverse caseload including complex conveyancing matters. You will be working in a fast paced environment and meeting deadlines whilst also working as part of a larger supportive team.
